Once you complete the guaranteed rent inquiry form, we’ll review your application, conduct background research, and quickly provide an estimated offer. We’ll then contact you with your property’s potential value and arrange a prompt viewing, aiming to offer market rent or above.

The Tenancy Starts
Once the guaranteed rent terms are confirmed, we’ll handle the property's upkeep and pay the first rental installment. We’ll manage any necessary upgrades and begin offering high-quality serviced accommodation to our clients in the area. After setup, we encourage landlords to visit and see their property in its full glory.

Agreement / Viewing
After viewing your property, we’ll provide a revised formal offer within 24 hours, which you’re free to accept or decline. This offer will outline our terms, contract length (typically 3-5 years), any planned work, and detailed rent payments. We remain flexible with terms and welcome suggestions from landlords or agents.

Annual Review
As the contract nears its end, we’ll inform you if we wish to extend it. Typically, we conduct an annual review to confirm our intent to renew. If both parties agree, we can either create a new contract or extend the existing one. If we part ways, we’ll return the property in the same or better condition than when we took it on.
